Drone Rules for Tampa Bay Listings

Drone footage sells waterfront, acreage and location. It also happens to be the part of a shoot most likely to create a problem nobody notices until it does. If you list around Tampa Bay, a working understanding of the rules protects your seller, your brokerage and you.

Commercial drone work requires certification

Any drone flight for business purposes - and marketing a listing is unambiguously a business purpose - requires the pilot to hold an FAA Part 107 remote pilot certificate. Not a registration, not a hobby licence. Ask to see it. A legitimate operator will send it without hesitating.

Much of the Bay is controlled airspace

Tampa International, St. Pete-Clearwater International, Peter O. Knight, Albert Whitted and MacDill all project controlled airspace over large areas of the metro. Flying in those areas requires authorization, which for many locations is granted quickly through an automated system - but it has to actually be requested. A pilot who launches without checking is gambling with your listing.

Practical limits that affect your shoot

Altitude is capped at 400 feet above ground level in most circumstances. The aircraft must stay within visual line of sight. Flying directly over people who are not part of the operation is restricted. And near the beaches, wind off the Gulf in the afternoon regularly grounds flights that would have been fine at eight in the morning - one more reason exterior work gets scheduled early.

Where you launch matters as much as where you fly

Taking off from a public sidewalk, a neighbour's driveway or a beach access point can turn a routine shoot into a complaint. Florida has no blanket state law banning drone launches from public land, but individual municipalities and county parks across Pinellas and Hillsborough do restrict it, and beach access points are frequently posted. The clean answer is to launch and land on the listing property itself, with the seller's knowledge.

Tell the seller before the day

Neighbours notice drones. A seller who knows the flight is happening can mention it over the fence and defuse the whole thing; a seller caught unaware ends up fielding a complaint about a stranger flying a camera over the block. One sentence in the confirmation email prevents nearly all of it.

What good drone coverage actually includes

A useful drone set is not ten variations of the same overhead. It is a establishing wide that places the home in its neighbourhood, a mid-height three-quarter that shows roof condition and lot shape, a water or amenity frame if there is one, and a slow reveal for video. Four purposeful frames beat twenty circling ones, and they load faster on the MLS.

The one question to ask

Ask your media company whether they carry drone liability insurance, and for how much. It is the single question that separates operators who treat this as a profession from those treating it as a gadget. If the answer is a number and a certificate, you are in good hands.
